Hi Roger,

I know that this is a rather delayed comment that reflected our feelings in regard to the sale of Passchendaele St.We had observed Roger during the sale of the house opposite to ours well before any personal dealings of our own. When he knocked on our door we invited him in because we were ready to sell. Roger presented us with an approach to selling which we were not too sure of. His enthusiasm and singleness of mind swayed us to say OK let’s try it. It sounds like an adventure. We accepted Roger’s advice regarding photos and their impact on potential buyers. The photos had to be professional. When the photos arrived they were so good we wondered why we were selling at all. Roger always gave himself 100% to the job. He was contactable any time and kept us informed at every step of the way. The response to on-line adverts plus the local paper was immediate. The pace at which things happened was exciting. We had 5 written offers within a fortnight. Our final selling price was $10 000 above our asking price. We had a few concerns with building inspections. At this time Roger was very reassuring and gave us the support we needed. The sale did look shaky at one time however Roger always kept the lines of communication alive and the sale went ahead. I was expecting quite a stressful time selling my first property but in fact I found it to be a very enjoyable experience and I thank you for that.  You were always easily contactable, kept me completely up to date with everything regarding the property and made everything seem very simple.  I thought the fact that you went racing around late at night getting signatures once we had agreed on the contract was top notch as well.  At no stage did you pressure me into anything I wasn't prepared to do and I was very appreciative of that.  The bottle of wine and the glasses were great and made my dad and me feel that we had been working with a top bloke and real estate agent.. 
 
As I said before, it was a very enjoyable experience in no small part due to yourself.  The only improvement I can suggest is to maybe add your email address on the letter you gave me the other day with your wine.  Other than that I can't criticize anything!

As we all know selling & buying property is one of the most stressful things a person does in there life – but let us tell you how Roger Carr has changed this for us.

 

We have all heard how great an agent is when you sit down with them for the first time (after all the first thing they need to do is sell THEMSELVES to YOU). But very few follow through with the conviction & dedication that Roger does. We sat down with Roger on a Saturday evening to qualify him as the agent to sell our property. After an hour we were convinced Roger was the agent for us & we signed everything up!

 

By the following Wednesday not only had Roger set up everything in readiness to sell our property complete with a professional photography package & unique marketing strategy but he had arranged for an inspection on the next evening. thanks for your email , I did see the property at Tarragindi, location is good, but I had been told it was in fairly original condition so a bit of work again :-) as is the case in that price range in Tarragindi I guess :-)

 

We have actually put in an offer for a home in Oxley, which just appeared on the net about 2 nights ago, 4 bedrooms and all legal height downstairs with a great deck, its a nice spacious home for the family !! we were lucky to get the first look in and have our offer accepted !!

So hopefully all goes well with the inspection, and we will be moving in some time shortly...

I had agents whom I had to continually chase up - on inspection dates - for feed back after people viewed the property - who got inspection dates wrong & I had to point this mistake out to them - who didn’t turn up for building and pest inspections - or for bank evaluation - agents who ignored my requests for wording, photos, and prices put on the internet -  agents who had a mindset about what the property was worth and could not see it would sell for a higher price or any price close to what you and Scott managed to achieve for me. Finally, I realized, instead of listening to others, I should find an agent in the same manner I would have used to find an employee when I was running my own retail business.  I would invite agents to view the house and then ask how they would market the property and what they could and would do for me.  I interviewed nine agents in total.  I found that every agent (except for you two) asked for a considerable amount of dollars upfront before they would or could do anything.  Amounts ranging from $150 to $900, and one agent who could not tell me the cost up front but would “direct debit” my credit card as the marketing proceeded.  LIKE THAT WAS GOING TO HAPPEN!!  It seems as though because I am a lone woman in her sixties some people think that I am a ‘dumb little old pensioner’ or that I have “bloody idiot” written across my forehead.

My problem is that as a single pensioner (and I have been on a disability pension since 1992) I own my house, but am cash strapped.  For me to find the amounts requested would mean that I would have to borrow these amounts.  I had already done this for the previous agents and had several thousand dollars on my credit card I was trying to pay off.  You were also terribly understanding of my disability that caused my only being able to have people though in the afternoons.  Also not being able to leave the property on open days because of my disability, and two siamese cats and two toy poodles.  My first agent had insisted I pack them in cages and in the car and leave for an hour.  I ended up sitting in the car in a car park in hot October weather with my pets yowling and howling.  Not only did the animals stress out but I became extremely frazzled and my blood pressure rose dangerously high.

I was delighted when you and Scott came to see me and how you listened to my ideas and discussed what the market was like and what you thought of my property.  I distinctly remember how thrilled I was when you told me that you thought it a ‘quality property’ and also when Scott shook my hand and congratulated me on my property.  I am “house-proud” and have over the last 26 years since I had built this house, kept it well maintained, cleaned and looked after it to the best of my ability.  What a difference to some agents who had walked around pointing out what they saw as short comings and thereby trying to convince me that it was worth thousands of dollars less than I wanted to sell for.  These agents knock the confidence out of vendors in order to sell below market value and make ‘a quick buck’!  I can only say again how thrilled and delighted I was at how you listened to me and my ideas and spoke to me.

I saw this as a partnership, I would present the house as clean and tidy and as presentable as I could and you two would bring your experience and expertise to sell my house.  You took great photos and put them on the net, asked my approval of the wording and did a very professional handout, with great photos and great wording about my house for viewers to take home with them.  We only had three ‘open for inspection’ days.  You would introduce me and tell people I had built the house and after it all, sit down with me and tell me all their names and comments.  It was like a nice afternoon of visitors instead of frustration and stress.  You both made the experience pleasant and exciting instead of the frustration I had previously experienced.  That is what you had promised me and you fulfilled your promise.

It had not been listed for a month and you brought me a contract.  At first it was not an acceptable amount but you worked hard and negotiated the purchaser to a point where I could seriously consider selling.

There is no doubt in my mind that you two are extremely superior and great agents.  I know this letter is nearly the length of a novel but I had such a long and unpleasant experience over the last nearly two years of endeavouring to sell my property that I really wanted to tell you just how marvelous I thing you both are and to show the absolute difference you made to my life and the huge decision for me to sell and move to Tasmania for my health’s sake.  I want to shout it over the airways about how much people should look for you as agents if they want to sell their property in a pleasant unstressed manner.  Selling property is up there in the top three most stressful experiences in life.  I can attest to twenty odd months of that until I listed with the ‘BERNADETTE AND SCOTT’  team.
