Location: 9km from CBD Salisbury is nine kilometres south of the Brisbane CBD and is an older suburb developed mainly in the 1950s and 60s. Approximately half of the land in the suburb is allocated residential and the other half is commercial/industrial. There is very little vacant land left and it is expected that as land prices and demand rise there will be a reallocation of existing commercial/industrial sites to the development of residential buildings. Suburbs such as Salisbury, in Brisbane’s south, which are close to the C, public transport and other infrastructure, are ripe for an insurgence of residential property. As city prices rise, often relative to a suburb’s proximity to the CBD, it becomes uneconomical for many industrial and commercial outfits to locate in these prime real estate areas. As has happened so frequently in Sydney and Melbourne over the last decade, the Real Estate Institute of Queensland expects to see in Brisbane a trend of decentralisation of existing light industrial areas to large vacant land sites in the outer areas of the city. The suburb contains a diverse array of housing styles ranging from two-bedroom workers cottages through to larger family homes. There are a few homes of the newer low and high set brick variety. Another winning aspect of Salisbury is the old-style housing mix. Brisbane residents love renovating, as recent statistics have shown, and these types of dwellings make perfect renovation projects. Some parts of Salisbury are quite leafy with many homes located beside Toohey Forest Park neighbouring the Griffith University Nathan Campus. Salisbury has seen good growth in median house prices in recent years and, due to its location near the City and the opportunity its housing mix has presented to an ever-increasing section of the population who wish to renovate older style houses, it is expected that the price growth will continue more strongly in the future. There are some community facilities located in the suburb including St Pius 10th Primary School, Southside Christian College and Nyanda State High School.
