Market updates

Your investment property/properties is second only to your own home when it comes to your most important asset. That means it is very important to be kept up to date with the tenancies and the condition of your stock as well as current market trends, be they rental return or sale market value. We provide you with this information on a regular basis.

Maintenance and quality control

Our property inspections are done on a regular basis. We send you reports from these inspections and address any issues that may arise within 24 hours. We also maintain a 24-hour turnaround time with all maintenance requests. Naturally it is our policy to involve the owner before money is spent on their property. Prior to tenants moving in, we do a condition report which becomes our reference when they vacate – we expect to find properties in the same condition when tenants move out.

Tenants

Our vacancy time is kept to a minimum as we organise open inspections prior to current tenants vacating. That means well qualified applicants are ready to be placed as soon as the property is available again. Our tenants come from near and far and personal referrals are not uncommon. After an application is received, including work references, pay slips, photo identification and past rental history, we do a TICA check through the register of bad tenants. Once this process is complete, we always seek owners’ approval before placing the tenants. When deposits are taken we remove the property from our system of available residences.

Transactions

We work to ensure smooth and easy transactions for you. For example, our accounts department can pay all of your utilities and trade accounts on your behalf. Our fees are competitive with no hidden charges – simply management fees, rent collection and minimal administration charges. As your investment is our priority, we notify you immediately when there is a change of tenant and will always offer advice regarding increases on your weekly return.
